On July 1st, the reform affecting seasonal rentals in Spain comes into force. This new regulation aims to prevent temporary contracts from being used to circumvent long-term tenant rights.
Seasonal rentals are only allowed with real justification (work, studies, treatments, etc.). Contracts must clearly specify the cause and duration of temporary use

Renting your property habitually can offer you up to 90% reduction in income tax, while temporary rental does not allow tax bonuses to be applied. The tax difference can be very significant.
Renting a property as habitual residence under long-term regime offers important tax advantages for landlords. In 2025, the new income tax regulation allows significant reductions to be applied on the net rental yield, provided certain requirements are met.
50%: general reduction if the rental is for habitual housing.
60%: if the property has been rehabilitated in the last 2 years.
70%: if the tenant is between 18 and 35 years old or the rental has social purposes, in a stressed area.
90%: if there is a new contract, in a stressed area, and you reduce the previous price by at least 5%.
Temporary rental contracts do not allow income tax reductions to be applied as in the case of long-term rental. This type of contract is subject to less advantageous taxation and greater control by the Tax Office
0% reduction: you pay tax on 100% of net yield in your income tax.
Greater surveillance and inspections if there is frequent tenant rotation.
No tax benefits, even if the rental is for several months.
It is not considered the tenant's habitual residence, so it does not meet conditions for bonuses.
